Housing Impact Partners, LLC (HIP) is a collaborative partnership by and between the leaders of Urban Design Center, Impact Realty Advisors and MJC Partners, LLC formed to catalyze the preservation and production of housing through leadership and partnership. Our strategic alliance uniquely brings together executives with requisite and deep local expertise in land-use planning, commercial real estate, development, housing finance, fund management and investment banking.
Our purpose is to catalyze institutional and private equity in concert with legacy investment for the acquisition and development of affordable and workforce housing properties to propel the creation of generational wealth. Our objective is to cultivate investment capital to finance a pipeline of acquisition rehab, merchant builder and mixed-income mixed-use new construction projects that offer triple bottom-line performance: Economic, Social and Environmental Impact.
The essence of our efforts is to serve as the “north star” for embedding equity from top to bottom throughout all aspects of our real estate strategy and partnership implementations. We are acutely aware that the mandate is bigger than us. The need for housing and community empowerment is simply too great. We don't have the luxury to defer our commitment to catalyzing change.
Through our activation within distinctive sub-markets in the Los Angeles – Long Beach Metropolitan Area and select secondary markets exhibiting strong fundamentals, we have defined four specific deal structuring strategies to curate access to capital in partnership with CO-GP nonprofit entities.
The implementation of our affordable and workforce housing co-general partnership joint venture development strategy is structured to drive the production of new construction housing sponsored by legacy and community developers.
Our NOWAH preservation portfolios are comprised of scattered site acquisition rehab and merchant builder properties that can effectively serve to stabilize rents in hyper capitalized real estate markets
Our stabilization strategy targets neighborhoods and communities striving to enhance their housing/jobs balance and economic development initiatives.
The acquisition of NOWAH is the foundation of our legacy wealth building strategy and will serve to recapture workforce and affordable housing.
In partnership with leading developers, platforms and institutions, the HIP Accelerator is curating awareness and access to debt and equity capital as well as providing deal structuring technical assistance to emerging platforms and developers.
HIP’s public private partnership housing plus initiative is designed to facilitate capital and co-general partnership solutions to developers awarded housing and mixed-use development opportunities in partnership with municipalities, colleges, universities, transportation agencies and employers.
The dearth of available housing in our target markets has shifted the mindset for what is considered a feasible acquisition rehab deal size creating a unique opportunity for Co-GP ventures to acquire scattered site bundles in alignment with social impact investment strategies to preserve affordable housing.
Private equity that entered the market in the last 5 to 10 years looking for small and mid-rise urban multifamily assets that can generate added value through escalating rents and subsequent sales so they can then scale up in other markets with larger properties. It's a strategy that is now stifled by high interest rates that imped or slow sales activity and compel sellers to boast the availability of low interest rate assumable mortgages to encourage a sale.
New construction projects are equally languishing due to the cost of debt leaving Ready to Issue permit projects unable to secure feasible construction financing and newly constructed merchant builder projects unable to secure permanent financing required to be placed in service.
Our target markets have historically been overlooked by institutional investors, but we are now seeing a surge in impact investment reflected in the deployment of large equity infusions that can reduce the impact of debt rates. HIP's objective is to strategically work to leverage legacy investment with institutional capital through emerging new market opportunities to preserve and produce affordable and "missing middle" housing and to create pathways for generational wealth.
HIP's alignment with Los Angeles region communities and real estate industry uniquely positions our team to promote the acquisition, development and preservation of workforce and affordable housing through leadership and legacy to the benefit cities we serve.
We are building strategic alliances to create authentic impact strategies in partnership with nonprofit and community developers along side institutional, private equity and debt funders with shared values for responsible investment.
