  1. Naturally Occurring Affordable Housing (NOAH) scattered site multifamily portfolio acquisitions within our distinctive communities with an objective to maintain a minimum of 50%* affordability.
  2. Merchant builder acquisitions that provide a minimum 40% affordable units*.


Accelerator Joint Venture Co-GP Developments:


  1. Ready-to-Issue (RTI) permit new construction multifamily offerings that provide a minimum 40% affordable units*.
  2. Ground-up mixed-income mixed-use new construction multifamily offerings that provide a minimum 40% affordable units*.
  3. Homeownership communities developments for active seniors and the "missing middle" designed with a minimum 40% affordable units**.
